SIP employs a simple, yet proven strategy toward property acquisition and disposition. We invest along side many private individuals, including personal friends and current and former business associates. Our acquisition criteria involves identifying investment opportunities that provide a balance of price, quality, steady cash flow, location, growth potential, and rental upsides.

 

 

FINDING YOUR PROPERTY

We are in constant contact with real estate brokers that handle multifamily and commercial properties.  We are in contact with owners through referrals and direct mail. SIP handles all inspections of the property. We obtain environmental reports, property condition reports and market surveys. Each of the investment properties must be evaluated on risk verses return to the investors.

 

 

FINANCING YOUR PROPERTY

SIP has built a network of mortgage brokers, mortgage bankers and commercial banks that will fund the properties at 70 to 90% LTV. The financing is structured to create the best cash-on-cash returns for the investors.  We can close loans quickly or structure a delayed closing to meet the needs of all parties.

 

 

PORTFOLIO & HOLD PERIOD

SIP’s typical asset management consists of multifamily apartments and strip centers that produce a minimum of 9% Cap Rate, 13% cash-on-cash return and 1.5 debt service coverage ratio. We hold these properties based on market conditions for income and appreciation. The typical hold period ranges from 3-5 years until the property has reached an acceptable level of value growth.
